Fire-pump testing — weekly, monthly, annual
If your building has a fire pump (any sprinkler system above a few storeys typically does), NFPA 25 Chapter 8 sets the testing cycle. CAINtech handles the full cycle: weekly no-flow run-tests, monthly visual checks, and the annual full-flow flow-meter test that the AHJ wants documented.
- Weekly no-flow test — verify the pump starts on demand, runs for the prescribed duration, and shuts down correctly. Documented in the on-site log.
- Monthly visual inspection — controller indicators, jockey-pump pressure-switch behaviour, valve positions, pump-room conditions.
- Annual full-flow test — flow at 100% and 150% of rated capacity using flow meters or the pump test header. Performance curve plotted, compared against the manufacturer’s acceptance curve.
- Electric drivers, diesel drivers, and controllers — all covered. Diesel pumps include fuel-system, battery, and exhaust-system checks.
- Annual report to AHJ format — same NFPA 25 reporting we use for the rest of the sprinkler inspection cycle.

What is included in commercial sprinkler system inspection?
A full NFPA 25 inspection cycle covers the sprinkler system and its supporting infrastructure across several intervals. Annual inspection includes the main drain test, water-flow alarm test, fire department connection inspection, visual inspection of accessible sprinkler heads, hangers and supports check, control valve verification, backflow preventer inspection where applicable, and antifreeze loop testing where present.
Quarterly inspection covers gauges, valve positions, water-flow and supervisory devices, and dry pipe valve enclosures. Monthly inspection is a visual check of gauges and control valves. Weekly inspection applies to dry pipe systems and electric fire pumps. Multi-year tests include 3-year obstruction investigation, 5-year internal pipe inspection, 12-year sprinkler head testing, and 15-year obstruction investigations on dry systems, each where indicated.

Which standards apply?
This standard establishes the minimum requirements for the periodic inspection, testing, and maintenance of water-based fire protection systems.
NFPA 25, Section 1.1.1
NFPA 25 is the inspection, testing, and maintenance standard. NFPA 13 is the installation standard for new systems. NFPA 20 covers fire pumps. The Ontario Fire Code (O. Reg. 213/07, amended by O. Reg. 87/25) adopts NFPA 25 for sprinkler maintenance in Ontario commercial buildings, and the CSA B64 series applies to backflow preventer testing.
Who is qualified: sprinkler inspection in Ontario requires a licensed Sprinkler Fitter 427A Red Seal technician under NFPA 25. Backflow preventer testing additionally requires CSA B64 certification. CAINtech holds both.

How does CAINtech handle deficiencies?
Critical deficiencies require immediate action: a closed control valve, a non-functional water-flow alarm, a damaged head leaking water, or a backflow preventer failing certification. Where repair cannot happen immediately, the building may need a fire watch. Non-critical deficiencies such as paint on a head or a missing FDC cap are tracked and scheduled. Multi-year deferred items such as internal pipe corrosion are flagged with a recommended timeline. Each deficiency is photographed, classified, and entered into a tracked log.
